September Home Sales in British Columbia Decline Amid Interest Rate Concerns

Home sales in British Columbia experienced a significant decline in September, with over 5,250 homes sold, a nine percent decrease from the previous year. The decline is attributed to rising interest rate speculation, despite a previously encouraging market during the summer.

VANCOUVER — The real estate market in British Columbia saw another decline in home sales during the month of September, as concerns over potential interest rate hikes weighed heavily on buyer sentiment. According to the latest report from the British Columbia Real Estate Association (BCREA), just over 5,250 homes were sold in the province last month. This figure marks a decrease of approximately nine percent compared to the same month in 2025, highlighting ongoing challenges within the housing market.
The sales figures reflect a broader trend, with September's home sales falling about 26 percent below the 10-year average for the month in British Columbia. The BCREA reported that the total volume of residential transactions in the province reached $4.9 billion, which represents an 11 percent drop from the previous year. Furthermore, the average price of homes listed on the Multiple Listing Service (MLS) decreased by 2.4 percent, settling at just over $924,000.
Brendon Ogmundson, the chief economist for the association, noted that these declines follow a summer period that had shown promising signs of recovery in the market. However, the recent surge in oil prices has led to increased speculation regarding a potential interest rate hike by the Bank of Canada, which has likely contributed to the cooling of buyer activity.
As of the end of September, British Columbia has recorded approximately 51,000 home sales for the year 2026, which is a six percent decrease compared to the same timeframe last year. The decline in sales was observed across nearly all regions in the province, with the exception of South Peace River and the Kootenays, which reported year-over-year sales increases. This trend underscores a significant shift in the housing market dynamics as economic factors continue to influence consumer behavior.
The current situation raises important questions about the resilience of the housing market in British Columbia, particularly as it navigates the uncertainties brought about by fluctuating economic conditions. Real estate stakeholders are closely monitoring these developments as they assess the implications for future sales and pricing trends.
