WINNIPEG – Avison Young, a global commercial real estate advisory firm, in collaboration with Cushman & Wakefield Winnipeg, has announced the listing of the iconic Fort Garry Hotel and Conference Centre for sale. This historic property, established in 1913 as the Canadian National (CN) Hotel, is a notable fixture in Winnipeg’s hospitality landscape and spans nearly 60,000 square feet dedicated to meeting, spa, and fitness facilities. The hotel features 236 suites and occupies 1.5 acres of prime real estate at 222 Broadway.
For over fifty years, the hotel has been under independent ownership, with the current owners managing it for the past three decades. Its strategic location enhances its appeal, being situated near significant landmarks such as the RBC Convention Centre, Canada Life Centre, Forks National Historic Site, Canadian Museum for Human Rights, and the Via Rail station, which collectively contribute to its attractiveness as a hospitality venue.
Curtis Gallagher, principal and Canadian hospitality lead at Avison Young, expressed enthusiasm regarding the listing, highlighting the hotel’s rich history and its status as a respected institution in Winnipeg for over a century. "This is a beautiful property steeped in history, with more than 100 years as a respected hospitality institution in Winnipeg – celebrating such a storied past among only a handful of other hotels across the country," Gallagher stated.
He further remarked that the ideal investor would recognize the Fort Garry Hotel as a valuable asset, particularly given the favorable market fundamentals that currently exist, which are conducive to competitive lending terms.
