New Affordable Housing and Community Amenities Unveiled at Vancouver's Little Mountain

Vancouver completes a new building at Little Mountain featuring affordable homes, child care, and community spaces.

VANCOUVER – The City of Vancouver has announced the completion of a new building in the Little Mountain area that incorporates a variety of community-focused amenities, including affordable housing, child care services, and public gathering spaces. This six-storey structure, located at 167 E. 36th Ave., consists of 48 affordable rental units catering to diverse income levels and household configurations. Among these are accessible units designed for individuals with disabilities, alongside family-sized homes. The S.U.C.C.E.S.S. Affordable Housing Society is responsible for managing the rental component, which features a combination of 12 studio apartments, eight one-bedroom units, 16 two-bedroom residences, and 12 three-bedroom homes. The building also houses the Little Mountain Neighbourhood House, which spans two floors and is set to enhance local community programming, including a community kitchen. Furthermore, a child care centre accommodating 69 children will be operated by the Little Mountain Neighbourhood House, with designated outdoor play areas for infants, toddlers, and preschool-aged children. A new community plaza, overseen by the Vancouver Board of Parks and Recreation, is designed to serve as a gathering space and includes a public art installation by Musqueam artist Susan Point. The Little Mountain Neighbourhood House is expected to open its doors in early fall, while S.U.C.C.E.S.S. will soon begin the process of tenanting the affordable homes. This project emerged as a result of the Little Mountain rezoning, with Holborn Properties Ltd. constructing the building as a community amenity contribution valued at $26.7 million, excluding land value. Additionally, the City of Vancouver contributed approximately $14.5 million towards the capital costs of the building, and the Province of British Columbia provided $2 million for the construction of the neighbourhood house.
