The Toronto real estate market has felt the impact of ongoing economic uncertainty, leading to a slowdown across various property segments over the past year. This trend is evident not only in everyday housing but also in the luxury sector, where even multimillion-dollar homes have experienced a decline in activity. Yet, amidst this challenging environment, a remarkable transaction has taken place: a home in Forest Hill South sold for a staggering $23.5 million, surpassing its asking price of $22 million. This sale is notable not only for its price but also for being the highest-value transaction in the neighborhood's history and the most expensive in Toronto in nearly five years. According to the 'Greater Toronto Real Estate: 2026 Spotlight on Luxury' report published by Remax in June, the ultra-luxury segment appears to be more insulated from the overall market's low activity. While sales of homes priced over $3 million in the Greater Toronto Area (GTA) saw a nearly 17% decline in the first four months of 2026, transactions for properties valued at $7.499 million and above rose by 5.4% year over year, with sales of homes exceeding $10 million remaining steady compared to 2025. Ken Mazurek, Managing Broker at Sotheby’s International Realty Canada, which facilitated the sale, commented on the resilient demand for luxury single-family homes in the city’s affluent neighborhoods. He noted that these areas, particularly those close to top-tier schools and amenities, continue to attract sophisticated buyers. “This sale reflects the confidence that sophisticated buyers have in the long-term value of top-tier Toronto real estate and foreshadows an optimistic fall luxury market ahead,” Mazurek stated. The impressive sale was brokered by Jane Zhang, Senior Vice President of Sales at Sotheby’s Toronto, who emphasized the need for a robust marketing strategy to navigate the challenging market conditions. The brokerage took over the listing from another firm, implementing a targeted digital and social media marketing campaign aimed at both Canadian and international high-net-worth individuals. Zhang remarked, “Despite [the home’s] prestigious position, challenging market conditions meant that we needed a strong marketing strategy and ultra-high-net-worth network to reach the right buyers.” These efforts proved successful, leading to multiple qualified buyers and competitive bids that culminated in a record-breaking sale above the original asking price. The new owners of the property, located at 211 Dunvegan Road, gain access to an expansive 9,800-square-foot mansion featuring six bedrooms and eight bathrooms, along with an array of opulent fixtures and finishes. The residence boasts floor-to-ceiling windows, smart home automation, heated floors, and a striking “sculptural floating mono-beam staircase.” Additionally, the home offers a range of luxurious amenities, including a movie theater, elevator, wine cellar, swimming pool, and jacuzzi. Zhang described the property as one that “exudes luxury,” highlighting its prominent corner lot, grand proportions, and breathtaking 270-degree views.
