Toronto expands its pre-approved building plans program by launching designs for fourplex and sixplex buildings, aimed at accelerating home construction in the city.
The City of Toronto is set to enhance its pre-approved building plans program with the introduction of new designs specifically for fourplex and sixplex buildings. This initiative aims to expedite the homebuilding process across the city. The new building designs are tailored to fit both wide and narrow lots and build upon the existing pre-approved plans for garden and laneway suites, as detailed in a recent city release.According to the release, these innovative designs, created in Toronto, are intended to facilitate the addition of more homes on residential properties. By offering these building designs at no cost to homeowners, the city hopes to provide a significant advantage at the onset of the design process. The new plans conform to the Ontario Building Code and incorporate sustainable features such as provisions for bicycle parking, waste storage, and other environmentally friendly elements.
Accessibility, climate resilience, cost-effectiveness, and ease of construction were fundamental considerations during the design phase, which was conducted by an architectural firm chosen through a competitive procurement process. This initiative is a complement to the Housing Design Catalogue provided by the Canadian Housing and Mortgage Corporation (CMHC).
Presently, the city permits the construction of fourplexes throughout Toronto, while the allowance for sixplexes is determined by specific locations. Property owners wishing to construct a multiplex that meets the zoning criteria can apply directly for a building permit, circumventing the need to present their case to the Committee of Adjustment.
The newly developed multiplex plans can be utilized to prepare building permit applications and will go through the cityβs standard review process. It is important to note that applicants are still required to engage a qualified design professional who will take responsibility for the design and prepare the necessary site-specific drawings and information tailored to their property.
