Broccolini Launches Construction of 2.5 Million Sq.Ft. Industrial Park in Saint-Eustache

Broccolini has commenced construction on Phase III of l’Innoparc Albatros, a major industrial park in Saint-Eustache, Quebec, aimed at bolstering the region's economic development and job creation.

On June 29, 2026, Broccolini officially broke ground on Phase III of l’Innoparc Albatros, a significant multi-phase industrial park located in Saint-Eustache, Quebec. The ceremony, attended by local officials and community members, signals the commencement of construction on a substantial site that spans 2.5 million square feet along Boulevard Industriel. This new development is strategically designed to accommodate distribution, manufacturing, and technology operations, enhancing the area's industrial capabilities.
The industrial park is positioned within an established industrial corridor in Saint-Eustache, providing direct access to Highways 640 and 50, which are crucial for logistics and transportation. As part of the project, Broccolini plans to construct a new roadway that will link the existing industrial park to Boulevard Industriel and the REM Deux-Montagnes transit line, which will include a dedicated bike path for community use. This connectivity is further supported by the proximity of Pierre-Elliott Trudeau International Airport, just 20 minutes away, and Montréal-Mirabel International Airport, located 25 minutes from the site, thereby facilitating access to two major air travel hubs.
The first phase of the development will feature a 100,000 square foot built-to-suit facility tailored to meet specific industrial needs, with an anticipated completion date set for the second quarter of 2027. As construction progresses, additional phases will follow, contributing to the ongoing evolution of the industrial park along Boulevard Industriel.
The project is expected to create over 300 jobs during the construction phase, marking a substantial contribution to both the local economy and the industrial base of Saint-Eustache. "This project reflects our conviction in Saint-Eustache as a strong industrial destination in the Greater Montreal region," stated James Beach, Executive Vice-President of Real Estate Development at Broccolini. He emphasized the site's favorable infrastructure access, transit connectivity, and the presence of an established industrial community, highlighting its potential as a long-term industrial hub serving the region.
Mayor Marc Lamarre of Saint-Eustache also expressed optimism regarding the project, stating, "The start of construction on Phase III of l’Innoparc Albatros is excellent news for Saint-Eustache. This major project reflects our city’s attractiveness for industrial investment and will help strengthen our economic development while generating tangible benefits for our community."
