Broccolini has commenced Phase III of the l’Innoparc Albatros industrial park in Saint-Eustache, Quebec, marking a significant step in the development of a 2.5 million sq.ft. site aimed at enhancing the region's industrial capabilities.
On June 29, 2026, Broccolini officially broke ground on Phase III of l’Innoparc Albatros, a substantial multi-phase industrial park located in Saint-Eustache, Quebec. This milestone event was attended by municipal officials and community representatives, highlighting the project's significance to the local area. The development spans a total of 2.5 million square feet along Boulevard Industriel, strategically designed to accommodate distribution, manufacturing, and technology operations.The site is situated within Saint-Eustache's established industrial corridor, which provides direct access to Highways 640 and 50, enhancing its logistical advantages. As part of the ongoing development, Broccolini plans to construct a new road that will connect the existing industrial park to Boulevard Industriel and the REM Deux-Montagnes transit line. Additionally, the project includes the creation of a dedicated bike path for the surrounding community, promoting sustainable transportation options.
Accessibility is further enhanced by the proximity of both Pierre-Elliott Trudeau International Airport, located just 20 minutes away, and Montréal-Mirabel International Airport, which is 25 minutes from the site. These major air hubs are expected to facilitate business operations for companies within the park.
The initial phase of the development will feature a 100,000 sq.ft. built-to-suit facility tailored to meet specific industrial requirements, with a target completion date set for the second quarter of 2027. This first stage is just the beginning, as subsequent phases will continue to develop the industrial park along Boulevard Industriel.
The construction of this project is anticipated to create over 300 jobs, contributing significantly to the local economy and reinforcing Saint-Eustache's industrial base. James Beach, Executive Vice-President of Real Estate Development at Broccolini, expressed confidence in the project's potential, stating, "This project reflects our conviction in Saint-Eustache as a strong industrial destination in the Greater Montreal region. The site's infrastructure access, transit connectivity, and established industrial community make it a compelling industrial address built to serve this community for decades to come."
Marc Lamarre, the Mayor of Saint-Eustache, also voiced his enthusiasm for the project, calling it "excellent news for Saint-Eustache." He noted that this major endeavor underscores the city's attractiveness for industrial investment and its role in bolstering economic development while providing tangible benefits to the community.
L’Innoparc Albatros represents an important expansion of Broccolini's industrial development footprint in Quebec. This initiative adds to the company's portfolio of large-scale projects across Canada, underscoring Broccolini's expertise in managing complex, multi-phase industrial developments.
