Groundbreaking Ceremony Marks the Start of Oshawa's The Foundry District Development

Construction has commenced on a new mixed-use district in downtown Oshawa, promising affordable rental homes and revitalized green spaces.

In a significant step towards urban revitalization, a new 23-acre district in downtown Oshawa, Ontario, has officially commenced construction. Representatives from Medallion Corporation, the federal government, and the City of Oshawa gathered to celebrate the groundbreaking of the first two structures in this ambitious project. The developments, which will rise at 119 and 151 Bruce Street, are designed to include over 500 purpose-built rental units, with a strong emphasis on affordable housing.
The project is being realized through a collaborative effort involving Medallion Corporation and various government partners, who have secured a total of $188 million in funding. This financial support comes from the Canada Mortgage and Housing Corporation’s (CMHC) Apartment Construction Loan Program, the Region of Durham’s Regional Revitalization Program, and a grant agreement with the City of Oshawa itself.
Historically, the site has a rich background, having housed the Fittings Factory for 85 years, a facility known for its cast-iron works that provided employment for hundreds of local residents until its closure in 1987. For nearly four decades, the area has remained dormant, but the new development aims to breathe life back into the community with the introduction of a proposed park, which will serve as a new green space and gathering area for downtown Oshawa.
According to the project release, the long-term vision for the 23-acre site is to evolve it into a vibrant mixed-use community. This future development is expected to comprise approximately nine buildings, which will provide around 3,000 rental homes, complemented by local retail outlets, restaurants, and additional park space.
The initial phase, dubbed The Foundry District, emphasizes inclusivity, designed to cater to a diverse range of residents including families, students, seniors, young professionals, newcomers, and those looking to downsize. This first phase of construction, known as the Mixed-Use Rental Buildings at 135 Bruce Street, is currently in the pre-construction stage with an estimated value of $101.5 million.
Surrounding the new buildings will be a vibrant mix of restaurants, businesses, cultural venues, and the nearby Tribute Communities Centre, further enhancing the appeal of the area. Leasing for the first two buildings is anticipated to commence in late 2029, marking a new chapter for this historically significant site and the city of Oshawa as a whole.
