In Scarborough, Ontario, Eastern Construction has provided an update on the ongoing developments at the Toronto Police Service's 41 Division project. The company shared details through a LinkedIn post, showcasing significant progress in construction activities. Notably, the inside partition framing is complete, and the installation of mechanical and electrical rough-ins has also been finalized. Additionally, drywall installation has commenced, marking a crucial phase in the interior work of the building.
On the exterior, a comprehensive set of installations has taken place. The air and vapor barrier membrane, along with insulation for the metal panels, has been completed. Looking ahead, green roof work is scheduled to begin shortly, complementing the ongoing landscaping efforts that have already started on the site.
The revitalization of the 41 Division at the intersection of Birchmount and Ellesmere is particularly significant, as it is set to become the first net-zero emission police building in Ontario. Eastern Construction has outlined that this two-storey facility will harness geothermal energy, utilize enhanced energy recovery air handling systems, and incorporate solar photovoltaic generation. The building will also feature a high-performance envelope to maximize energy efficiency.
Designed by WZMH Architects, the new structure will encompass 60,000 square feet and will be topped with a sloped roof that will support approximately 260 solar panels. These panels are projected to generate over 100,000 kilowatt-hours of energy each year, contributing to the building's sustainability goals.
The site has a historical context, as the original Scarborough Police Headquarters was built in 1961 and shared its 3.5-acre space with the Magistrates Court for 18 years before gaining exclusive use. The new 41 Division is being constructed on the same site as the previous building, which adds complexity to the project.
As the project nears completion, Eastern Construction has identified phasing as a primary challenge. In the upcoming weeks, the Toronto Police Service will transition from its existing parking lot to a new parking area, allowing for the existing lot's replacement while maintaining operational functionality. Another significant hurdle will be the removal of the hoarding wall that currently separates the two buildings, one of which continues to serve as an active police station.
Overall, this project not only represents a critical infrastructure investment for the Toronto Police Service but also aligns with broader environmental goals by promoting net-zero emissions in public buildings.
