British Columbia Home Sales Decline in August Despite Signs of Recovery

Home sales in British Columbia fell again in August year-over-year, with the real estate industry noting a gradual recovery. The province recorded 5,653 residential property sales, down 4.7% from last year, while average home prices also decreased.
In August, British Columbia experienced a continuing decline in home sales compared to the previous year, according to the British Columbia Real Estate Association (BCREA). The association reported that the number of residential property sales reached 5,653 through the Multiple Listing Service, marking a 4.7 percent drop from the same month in the previous year. This decline follows a trend observed since January when sales fell below the 5,200 mark. Despite this downturn, BCREA chief economist Brendon Ogmundson noted a 'gradual recovery' is underway, although he acknowledged that current sales figures remain significantly lower than long-term averages.The average price of a home in British Columbia has also seen a decline, now sitting just under $925,000, which is a decrease compared to the same period last year. Ogmundson expressed a cautious optimism regarding the market's recovery trajectory but highlighted concerns within the industry regarding potential negative impacts from new tariffs imposed by the United States and a recent rise in long-term interest rates.
The regional variations in home sales were notable, particularly in the Okanagan region, which experienced the steepest drop at 22 percent compared to August 2025. Conversely, the South Peace River region in the northeast saw an impressive increase in sales, with a surge of nearly 35 percent. This discrepancy underscores the diverse dynamics at play within the province's real estate market.
As the BCREA continues to monitor these developments, it anticipates that the recovery trend will persist, albeit tempered by external economic factors. The organization aims to provide ongoing updates as the market adjusts and evolves in response to both local and international influences.
