Decline in British Columbia Home Sales Linked to Weak Lower Mainland Market

Home sales in British Columbia have dropped significantly in July, primarily due to a weak market in the Lower Mainland, with average prices also seeing a decline.
Vancouver is witnessing a downturn in the residential real estate market, with the latest figures indicating a decline in both transactions and average prices. According to the British Columbia Real Estate Association (BCREA), 6,561 residential property sales were recorded in July through the Multiple Listing Service (MLS), representing a 6.7 percent decrease compared to the same month last year. The average sales price for homes also fell by 1.3 percent, landing just below $930,000, down from approximately $942,000 in July of the previous year.Brendon Ogmundson, chief economist for the BCREA, noted that while many regions in the province experienced some recovery in sales activity when adjusted for seasonal trends, the Lower Mainland, particularly Metro Vancouver, stood out as a notable exception. This decline in sales in the Greater Vancouver area was particularly stark, with home sales decreasing by more than nine percent year-over-year in July, resulting in just over 2,000 units sold.
The Fraser Valley markets also reported a downturn, with Chilliwack experiencing a 14 percent drop in sales and other areas in the Fraser Valley seeing a seven percent decline. Despite these challenging conditions, Ogmundson expressed cautious optimism that the broader British Columbia housing market could recover over the next year. He suggested that this recovery might be supported by a return to long-term sales averages, driven by improvements in the labor market and ongoing resilience in the provincial economy.
The current market situation raises concerns among industry stakeholders, as the Lower Mainland remains a critical area for residential sales. The continued decline in transactions and prices could have broader implications for the construction sector, including potential slowdowns in new housing developments and a decreased demand for construction materials and services.
