Broccolini has initiated the construction of Phase III of l’Innoparc Albatros, a significant industrial park in Saint-Eustache, Quebec, expected to enhance local economic growth and job creation.
On June 29, 2026, Broccolini officially commenced construction on Phase III of the l’Innoparc Albatros project, a multi-phase industrial park located in Saint-Eustache, Quebec. The groundbreaking ceremony was attended by various municipal officials and community representatives, symbolizing an important step in the development of a site that will ultimately encompass a total of 2.5 million square feet along Boulevard Industriel. This site is strategically positioned to cater to distribution, manufacturing, and technology operations and is part of Saint-Eustache's well-established industrial corridor, benefiting from direct access to Highways 640 and 50.As part of this ambitious development plan, Broccolini will construct a new road that connects the existing industrial park to Boulevard Industriel. Additionally, the project will include a dedicated bike path aimed at enhancing connectivity for the surrounding community and linking to the REM Deux-Montagnes transit line. The proximity of both Pierre-Elliott Trudeau International Airport, just 20 minutes away, and Montréal-Mirabel International Airport, located 25 minutes from the site, ensures that businesses within the park will have access to two major air transportation hubs serving the region.
The first phase of the Phase III development will feature a 100,000 square foot built-to-suit facility designed to meet specific industrial requirements. This initial phase is targeted for completion by the second quarter of 2027. As subsequent phases of the project unfold, the industrial park will continue to expand along Boulevard Industriel.
The development is projected to create over 300 jobs during the construction phase alone, marking a substantial contribution to the local economy and reinforcing Saint-Eustache's industrial base. "This project reflects our conviction in Saint-Eustache as a strong industrial destination in the Greater Montreal region," stated James Beach, Executive Vice-President of Real Estate Development at Broccolini. He emphasized the strategic advantages of the site's infrastructure access, transit connectivity, and its place within an established industrial community, asserting that it is poised to serve the area for many years to come.
Mayor Marc Lamarre also expressed enthusiasm about the groundbreaking, calling it "excellent news for Saint-Eustache." He highlighted that this significant project underscores the city’s appeal for industrial investment and will play a vital role in bolstering economic development while providing tangible benefits to the local community.
