Over 100 new co-op homes have been completed in the Joyce-Collingwood neighborhood of East Vancouver, providing affordable housing options for a diverse range of residents.
In a significant development for East Vancouver, more than 100 new cooperative homes have been completed, catering to individuals and families in the Joyce-Collingwood neighborhood. This project, known as McHardy Housing Co-op, has been realized through a collaboration between the City of Vancouver, BC Housing, and the Community Land Trust, marking a crucial step towards enhancing affordable housing in the area.The newly constructed six-storey building comprises a total of 102 homes designed to accommodate a variety of income levels and household sizes. Among these, the building includes accessible homes as well as family-sized units to meet diverse community needs. The layout features 52 studios, 13 one-bedroom apartments, 26 two-bedroom units, and 11 three-bedroom residences, ensuring that there is a suitable living space for everyone. Notably, 21 of these homes have been designed to be accessible for individuals with disabilities, reflecting a commitment to inclusivity.
The development adheres to Passive House standards, emphasizing energy efficiency and sustainability in its construction and design. This approach not only benefits the environment but also reduces energy costs for residents, contributing to long-term affordability.
Financially, the project has been supported by substantial contributions from various stakeholders. The City of Vancouver has provided approximately $5.8 million in land lease contributions along with $2.1 million in municipal fee exemptions. Additionally, the provincial government has invested $11.5 million into the project, while the Community Land Trust has contributed around $122,000.
An important aspect of this development is its commitment to affordability. Twenty percent of the homes will be made available at subsidized shelter rates, ensuring that low-income families have access to housing. Furthermore, an additional 50 percent of units will be offered in accordance with provincial Housing Income Limits, with rents set to 30 percent of household income. The remaining units will be available at low-end-of-market rates, providing a range of options for potential tenants.
