Saskatchewan's housing market has experienced significant growth, with a record number of new housing starts in 2025 and a strong rental unit completion rate, indicating a positive trend for the province's housing supply.

REGINA – Saskatchewan’s housing sector is witnessing unprecedented growth, highlighted by a report indicating that in 2025, the province recorded 6,150 new housing starts, marking the highest level since 2014. This growth represents a remarkable 42 percent increase from the previous year, making Saskatchewan the province with the highest growth rate in housing starts across Canada, according to a recent release. The data for the first half of 2026, covering January to June, shows that the province is on track to maintain a strong performance with 3,083 new housing starts reported. If this trend continues, Saskatchewan is poised to match its robust figures from the previous year.
The construction of new rental units has been particularly noteworthy, with a total of 6,371 new rental units completed between 2023 and 2025. The Canada Mortgage and Housing Corporation (CMHC) STARTS AND COMPLETIONS SURVEY indicates that the 2026 figure reflects year-to-date data from January to June, with projections suggesting that the annual total will continue to show a positive trend. By the end of 2025, Saskatchewan’s total rental stock reached 44,802 units, marking a record high. Anticipation surrounds the release of 2026 data, which is expected to confirm a new peak in primary rental supply within the province.
The Saskatchewan Secondary Suite Incentive Grant Program has also played a significant role in these developments, contributing to the addition of over 1,500 new rental units to the market. This initiative is helping to enhance rental supply and improve homeownership affordability in the province. The increased availability of rental units has helped alleviate market pressures, especially following a period of record population growth in Saskatchewan between 2022 and 2024.
As of July 2026, the Multiple Listing Service (MLS) benchmark home price in Saskatchewan stands at $383,500. This figure is significantly lower than the national benchmark price, which is recorded at $661,800. To further support housing construction and affordability, the Government of Saskatchewan has committed over $60 million through its 2026-27 budget, emphasizing its dedication to fostering a sustainable housing market in the province.
