Its construction features an R-40 insulated roof, R-24 insulated metal panel walls, and R-16 insulated overhead doors, alongside destratification fans and a reinforced roof structure ready for future solar panel installation. These attributes position the property to attract ESG-focused institutional investments.
From a logistical standpoint, the site is conveniently located just one kilometer south of the Highway 401 interchange, with easy access to two GO transit stations—Meadowville GO and Lisgar GO—as well as Toronto Pearson International Airport. The demand for Class A industrial space in Mississauga is significant; as of Q2 2026, the availability rate stood at a mere 0.7%, with average net asking rents exceeding those in the Greater Toronto Area.
