Royal Homes has successfully completed a modular rental housing project in North Bay, Ontario, adding 32 new units to the community in just three months.

In North Bay, Ontario, Royal Homes has made significant strides in addressing local housing needs by completing the manufacturing and installation of 32,000 square feet of new rental housing in a record timeframe of just three months. This project, known as the Perut Place development, features four eight-plex buildings, collectively providing 32 rental units for the community.
The journey for this project commenced in late June when production began, followed by the delivery of the first modules in mid-July. By September, the manufacturing, delivery, and installation processes were finalized, marking a significant milestone for local housing initiatives. Each eight-plex is composed of 10 factory-built modules, which were efficiently craned and set on-site over the span of approximately two business days per building, as detailed in a recent release.
Royal Homes partnered with local builder Bay Builders to bring this project to fruition, utilizing their innovative factory-built OneBuild system. The project received its necessary permit approvals at the end of May, allowing site work to commence immediately thereafter.
With the modular structures now successfully installed, attention has shifted to the next phases of the development, which will involve completing the exterior, common areas, and the remaining site work. Residents can expect to receive their keys by December, as the project moves toward its final stages. The swift execution of this development not only highlights the efficiency of modular construction but also addresses the pressing demand for rental housing in the area, contributing positively to the local real estate market and community.
