West Vancouver's median residential sale price hit $3,381,500 in March 2025, marking a peak in the luxury market despite a slowdown in sales activity. Sotheby's International Realty Canada reports that sellers remain firm on pricing, with a notable shift in market dynamics favoring buyers this fall.

In March 2025, West Vancouver witnessed its median residential sale price soar to an impressive $3,381,500, a figure that marks the highest level recorded in the past twenty years. This surge in price is attributed to sellers' steadfastness in maintaining their asking prices, even in the face of a prolonged downturn in regional sales activity. Sotheby's International Realty Canada, which released the data as it celebrates two decades of presence in West Vancouver, highlighted that the luxury market has now transitioned into a buyer's market this fall.
The report from Sotheby's indicates that over the past two decades, the median sale price on the Multiple Listing Service (MLS) has nearly doubled, climbing from $1,215,000 in September 2006 to $2,375,000 in August 2026. The trajectory of these prices has not been linear; Sotheby's noted that the median sale price only reached or surpassed the $3.1 million mark a handful of times throughout the years. Significant peaks were observed in February and March of 2016, where the median sale prices were recorded at $3,102,500 and $3,136,405, respectively.
In response to these soaring prices, the British Columbia government implemented a 15% property transfer tax on residential purchases by foreign nationals and corporations to temper the market's growth. Following this, the median sale price did not touch the $3.1 million threshold again until April 2017, when it reached $3,100,000. The market saw another surge in May 2022, driven by increased demand linked to pandemic housing trends, with the median hitting $3,085,000. However, it was not until March 2025 that the median price peaked again.
Despite the high prices, sales of properties listed above $4 million have declined by 25% year-over-year. From January 1 to August 30, 2026, only 57 West Vancouver properties were sold in this price range on MLS, compared to 76 during the same period in 2025. Kevin O'Toole, the Managing Broker with Sotheby's International Realty Canada for Greater Vancouver, commented that the current luxury market is decidedly favorable for buyers. As of September 1, there were 195 residential properties listed above $4 million on MLS, indicating approximately 2.3 years of supply based on the current sales rate.
O'Toole emphasized that sellers in the luxury market need to adopt realistic pricing expectations, conditions, and timelines to attract serious buyers, given the competitive nature of the market. Interestingly, not all transactions above the $4 million mark are recorded on MLS; Sotheby's analysis revealed that approximately one in seven such properties sells outside this platform.
To navigate the current market dynamics effectively, Sotheby's advocates for a comprehensive marketing strategy that combines broad public exposure on MLS with targeted outreach through exclusive networks to engage qualified buyers. Elaine Hung, Chief Marketing Officer at Sotheby's International Realty Canada, noted that in a luxury market characterized by ample supply, it is crucial for sellers to embrace a multifaceted approach to attract the right clientele. As the median sale price reached its peak in March 2025, Sotheby's interpreted this as a sign of sellers resisting price compromises. However, as the market evolves this fall, the brokerage advises sellers to remain realistic in their expectations.
