Upfield Capital and Arrowleaf Real Estate are launching a new industrial project in Acheson, featuring a 61,050 square foot building designed for heavy industrial users.

In Acheson, Alberta, Upfield Capital and Arrowleaf Real Estate have commenced construction on a new industrial facility, which will encompass 61,050 square feet at the location of 9761 279 Street. This new structure occupies eight acres of land and is strategically positioned next to a 206,000-square-foot distribution center leased by Home Depot, an asset that the two companies acquired back in 2025.
Peter Edgar, co-founder of Upfield, emphasized the tailored design of the building, stating, "We designed this freestanding industrial building specifically to cater to the needs of heavy industrial users in the area." He noted that the demand for such facilities is high, as vacancy rates in Acheson for this type of property are notably low. Local businesses, including steel fabricators, civil contractors, and equipment sales firms, are actively seeking built-to-suit warehouse spaces to accommodate their operations.
The newly constructed building is intended to accommodate one or two tenants, with individual units beginning at 26,400 square feet. Access to the building will be facilitated via 279 Street. The design includes multiple dock doors, grade doors, and drive-through bays, with provisions for additional doors on the sides of the structure.
Some of the key features of the building include:
- A clear height of 28 feet and constructed using precast materials.
- Fenced and gravelled dedicated yard space allocated for each tenant, ensuring direct access to the building.
- The facility is equipped to support a 10-ton crane, making it suitable for heavy industrial applications.
- A five percent office buildout is included in the space, enhancing its usability for tenants.
The completion of this industrial development is projected for March 2027, marking a significant step in addressing the needs of the industrial market in Acheson, which is experiencing a surge in demand for specialized warehouse space.
