Fengate Asset Management has commenced construction on The Benjamin, a new 58-storey mixed-use rental tower in Toronto's Garment District, set to provide 528 rental homes and preserve a historical building.
In a significant development for Toronto's real estate landscape, Fengate Asset Management recently held a groundbreaking ceremony for The Benjamin, a new mixed-use rental tower situated at 355 Adelaide Street West. This project, which is being developed in collaboration with the LiUNA Pension Fund of Central and Eastern Canada (LPFCEC) and the Hi-Rise Group, is set to transform the site into a vibrant community hub. Once completed, The Benjamin will feature 528 new rental homes, including 10 affordable units, catering to a diverse range of residents. The development will also include ground-floor retail spaces and enhanced pedestrian access between Adelaide Street and Oxley Street, enhancing the connectivity of the area. The site currently houses a six-storey historical building originally designed by architect Benjamin Brown in the early 20th century. As part of the project, this heritage structure will be preserved, ensuring that the character and craftsmanship of the former Garment District are maintained. The new residential tower will offer a variety of living options, including studio, one-, two-, and three-bedroom suites, along with a selection of soft loft units integrated within the original Benjamin Brown building. Additionally, corner-view studios will provide residents with stunning city vistas. The Benjamin is designed to cater to modern living needs, featuring an array of amenities such as a co-working space, a theatre, a games room, and both indoor and outdoor amenity areas on the seventh floor. A fitness and wellness centre will occupy the 58th floor, offering residents a space for relaxation and exercise. The construction hoarding around the site will showcase 'Circling', a collage created by Toronto-based muralist and community artist Bareket Kezwer, further enriching the cultural fabric of the area. The construction team for this ambitious project includes SG Constructors, WZMH Architects, ERA Architects, Honeycomb, Blackjet, and DesignAgency. The Benjamin is anticipated to welcome its first residents by 2030, marking a significant addition to Toronto's rental market.
