New Multi-Use Housing Development in Vancouver's Downtown Eastside Aims to Address Rental Shortage

A new multi-use housing project in Vancouver's Downtown Eastside will provide essential rental homes and community spaces, reflecting the area's diverse heritage.
In Vancouver's Downtown Eastside, a significant new project is underway to address the urgent need for rental housing. The development, located at 172 Cordova St., is a collaboration involving BC Housing representing the Province, the Canada Mortgage and Housing Corporation (CMHC) from the federal government, the City of Vancouver, the UBC Learning Exchange, and MAC Development and Housing Society. This multi-use building, known as the MAC Mixed-Use Building, is currently in the pre-construction stage and has an estimated value of $25 million.The planned structure will rise to 11 stories, with nine of those dedicated to residential units. These units will cater to a diverse range of residents, featuring sizes from studios to three-bedroom homes, accommodating families and multigenerational households. The design of the building emphasizes community engagement and the preservation of local heritage, a vision shaped by over 30 discussions with residents and community organizations.
The design team, which includes a civic historian and an Indigenous consultant, has focused on honoring the rich histories of Indigenous peoples, as well as Chinese-Canadian and Japanese-Canadian communities that have long inhabited the Downtown Eastside. The building's function and aesthetics aim to celebrate these cultural narratives.
The MAC Mixed-Use Building will incorporate various types of spaces to serve the community. The residential component will be owned and managed by MAC, which is a partnership formed by Lu’ma Native Housing Society, Frog Hollow Neighbourhood House, and the Affordable Housing Non-Profit Rental Association.
In addition to housing, approximately 930 square meters of space will be allocated for the UBC Learning Exchange, which will occupy the ground and second floors. This educational facility aims to provide valuable resources and services to the community.
Furthermore, the building will feature a community theatre space on the ground floor, intended for lease by a non-profit organization to support local arts groups. This aspect of the project reflects the commitment to fostering cultural activities and community engagement.
Retail spaces will also be included on the ground floor, with the intention of leasing these units to local vendors. The revenue generated will be reinvested into the building's operations after its completion.
The project is viewed as a crucial step toward enhancing the availability of rental housing in a region that has seen increasing demand, particularly for affordable options. Scheduled to be completed by August 14, 2026, this development marks a significant investment in the social infrastructure of Vancouver's Downtown Eastside.
