In a notable real estate transaction, Turnagain Island, a vast private estate located on the Sunshine Coast of British Columbia, has been sold for a remarkable price, as announced by Sotheby’s International Realty Canada this week. This 93-acre island, positioned off the coast of Secret Cove and in proximity to Smuggler Cove Marine Provincial Park near Halfmoon Bay, has captured attention due to its record-setting sale. Initially listed at $14,749,000, the property was sold for $13,000,000 to a buyer from Greater Vancouver, marking the highest-value residential property transaction ever recorded on the Sunshine Coast through the Multiple Listing Service (MLS). The sale is associated with four legal parcels, as per the Property Identification Numbers (PIDs) provided to STOREYS by Sotheby’s. The assessed values of these parcels, according to BC Assessment, are $4,387,000, $1,855,000, $1,989,000, and $1,239,500 for a total assessed value of $9,470,500, dated July 1, 2025. While Sotheby’s has not disclosed the identity of the purchaser, the Land Owner Transparency Registry of British Columbia indicates that the properties were previously in the possession of the Givton family, operating under Woodland Investments Ltd. and Burrard Industries Ltd., but are now held by the McGregor family, associated with Vancouver Sawmills Limited. Turnagain Island boasts stunning natural features including pristine forests and a rugged coastline, complemented by breathtaking, unobstructed views of the Pacific Ocean. This private estate has been carefully maintained by one family for over six decades. The island is traversable via a picturesque network of moss-lined, single-track roads that lead to numerous scenic viewpoints. The estate contains two residences, one being a modern three-bedroom home that offers 2,859 square feet of living space with floor-to-ceiling windows and oceanfront views, while the other is a craftsman-style home featuring four bedrooms and 3,202 square feet of living area. Additionally, the island is equipped with various amenities including multiple garages, a generator, a municipal water supply, an irrigation reservoir, submarine hydropower, several boathouses and docks, as well as a 120-foot deepwater dock. Listing agent Gina Stockwell, who serves as Senior Vice President of Sales at Sotheby’s, commented on the property’s unique appeal, stating, "Turnagain Island offers a rare combination of privacy and natural beauty, balanced by extensive infrastructure and convenient access to the vibrant community of Halfmoon Bay and nearby amenities in Sechelt." She also highlighted that the marketing efforts for the property were extensive, generating interest from potential buyers across Greater Vancouver, British Columbia, and Canada, while also reaching qualified international buyers. The sale of Turnagain Island underlines the ongoing confidence in the market for high-end recreational properties in British Columbia. Kevin O’Toole, Managing Broker for Greater Vancouver and the Sunshine Coast at Sotheby’s, noted that while some recreational markets in B.C. have seen increased inventory levels and slower sales in the past year, this trend reflects a more strategic approach by buyers rather than a lack of confidence in the market. He emphasized that affluent buyers are in a strong financial position and are taking their time to assess opportunities. Properties at the upper end of the market that are appropriately priced for current conditions continue to attract serious interest, as demonstrated by the sale of Turnagain Island.
