Plans for a mixed-income community at 805 Wellington St. W. in Toronto have been unveiled, featuring 382 homes and the preservation of a community garden, with construction expected to start in late 2026 or 2027.

TORONTO – A new vision for affordable housing has emerged at 805 Wellington St. W. in Toronto, as announced by CreateTO. This development, also referred to as 53 Strachan Ave., aims to establish a mixed-income community that includes purpose-built rental residences alongside the heritage conservation of the existing Garrison Flats community garden, situated on a 1.4-acre plot of land. The site currently houses The Strachan House, which previously accommodated a supportive housing program managed by the Homes First Society but is now unoccupied.
The proposal outlines plans for an eight-storey building on the eastern section of the site, with a potential 30-storey structure planned for the western side. Collectively, the development is set to offer 382 residential units, complemented by 432 designated bike parking spots and 14 car parking spaces. Additionally, the plans include 1,316 square meters of private amenity space intended for future residents, enhancing the living experience in this new community.
Currently, the project is in its planning phase, and CreateTO has recently sought feedback from the community to refine the plans further. In terms of timeline, detailed design work, the site plan application, and the commencement of construction are projected to begin in late 2026 or 2027, indicating a future-oriented approach to addressing the city's housing needs.
This initiative not only aims to increase the availability of affordable housing in Toronto but also seeks to honor the existing community features, such as the Garrison Flats garden, ensuring a balanced development that respects local heritage while promoting modern living solutions.
