On March 19, 2026, in Toronto, Broccolini announced significant progress on The Riv, a 37-storey mixed-use residential project poised to add over 350 purpose-built rental units to the downtown-east corridor of the city. This initiative underscores Broccolini's ongoing investment in Toronto and its commitment to the city's future development. Construction is anticipated to commence in the coming months, with a completion date aimed for 2029.
Originally planned as a condominium, The Riv has been redefined as a purpose-built rental project after an extensive review and design process. This pivot was made to better align with the shifting market demands for long-term rental housing in Toronto. As a result, The Riv will feature a decreased number of units, but with new homes that are larger and smarter than conventional condominiums. Additionally, the project will include an amenities package that meets the high standards expected in contemporary rental buildings.
Situated in Toronto's rapidly changing downtown-east corridor, The Riv is strategically located near significant infrastructure investments and city-building initiatives. It is within walking distance of the future Ontario Line and is close to the planned East Harbour transit hub and employment district, positioning the development in a key area of growth for the city.
The building will also incorporate a geothermal energy system, enhancing its heating and cooling capabilities while supporting long-term sustainability objectives.
