Construction Commences on Nokia's New Ottawa Innovation Campus

Broccolini has begun construction of Nokia's new research and development facility in Ottawa, set to be a 750,000 square foot campus designed for sustainability and technological advancement.
OTTAWA — Broccolini has officially commenced construction on Nokia’s new innovation campus, a significant 750,000 square foot research and development facility located within the Kanata North Tech Park. As the appointed development and construction partner, Broccolini is set to handle the entire scope of the project, which marks the beginning of the active build phase according to a recent announcement.This large-scale construction endeavor is being developed with a strong emphasis on sustainability, adhering to high standards that include LEED principles, the use of low-carbon materials, and the implementation of resilient energy systems. The architectural design of the campus is the work of the renowned firm Gensler, which has outlined that the facility will consist of 450,000 square feet of lab space — nearly double the current capacity — complemented by 300,000 square feet dedicated to workplace environments.
The office space is thoughtfully designed to accommodate diverse work styles, featuring a library, collaboration hubs, and numerous meeting rooms. Each of the nine floors will be equipped with social break rooms, kitchen areas, wellness rooms, multi-faith spaces, and decompression pods, fostering a supportive environment for employees.
The lab area is intended to house Nokia’s advanced servers and technology infrastructure, boasting over 2,800 four-post racks distributed across four floors. This setup will support both in-line and back-of-rack cooling systems, with provisions for future expansion. This facility is envisioned as a space where Nokia can innovate and reach its research and development objectives effectively.
Broccolini is actively expanding its local workforce across various functions such as development, construction, and project delivery to support this significant project and its increasing portfolio of work in the Ottawa area. James Beach, the executive vice-president of real estate development at Broccolini, remarked, "To be chosen to develop and build a campus of this importance for a global technology leader is a mark of real trust, and it is exactly the kind of complex, high-profile work Broccolini is built to deliver. This is one of the most significant projects in our history, and we are proud to be building it here in Ottawa."
The new campus is expected to facilitate advancements in areas such as AI-powered networks, data center networks, quantum-safe infrastructure, and next-generation 6G technologies. Additionally, it aims to foster strategic partnerships within the industry and nurture the next generation of innovators, as stated by Nokia.
According to a report by Colliers, the extensive redevelopment project is valued at approximately $750 million, which includes over $430 million sourced from private placements as well as more than $70 million in funding from both federal and provincial governments. This financial backing underscores the project's significance and the commitment to advancing technological innovation in the region.
