Broccolini Moves Forward with The Riv: A New Mixed-Use Residential Development in Toronto

Broccolini is set to develop The Riv, a 37-storey residential building in Toronto’s downtown-east corridor, featuring over 350 rental units. Construction is expected to begin soon, with completion aimed for 2029.

On March 19, 2026, Broccolini announced significant advancements in its development of The Riv, a 37-storey mixed-use residential building located in Toronto. This project aims to provide more than 350 purpose-built rental units in the rapidly evolving downtown-east corridor of the city. Broccolini's commitment to this area reflects its ongoing investment in Toronto and a long-term vision for the city's growth. The construction of The Riv is anticipated to commence in the upcoming months, with a target completion date set for 2029.
Initially conceived as a condominium development, The Riv has undergone a strategic transition to a purpose-built rental model. This decision was made after an extensive period dedicated to studying and refining the design, ensuring it aligns with the current market dynamics and the increasing demand for long-term rental housing in Toronto. As a result of this repositioning, the project will feature a reduced number of units, but these will be larger and more intelligently designed compared to typical condominiums. Additionally, it will offer an amenities package that meets the high expectations associated with new first-class rental buildings in the city.
The project's location is strategically positioned within walking distance of the future Ontario Line and is in close proximity to the planned East Harbour transit hub and employment district. This situates The Riv within one of Toronto's most critical growth areas, further enhancing its significance.
A notable aspect of The Riv's design is the incorporation of a geothermal energy system, which will support the building's heating and cooling needs while contributing to improved long-term energy performance and sustainability objectives. Furthermore, as part of its broader development strategy, Broccolini will also create a new publicly accessible park, which aims to increase green space in the neighborhood and facilitate connections between the community and the expanding network of parks and open spaces in the vicinity.
Phil Brennen, Vice-President of Real Estate Development at Broccolini, commented on the project's importance, stating, "Toronto’s downtown east continues to emerge as one of the city’s most dynamic growth corridors. We strongly believe in the long-term potential of this neighborhood. Repositioning The Riv as purpose-built rental allows us to move forward with a project that responds to Toronto’s evolving housing needs while reinforcing our commitment to building in the city."
The Riv exemplifies Broccolini's expanding footprint in Toronto, where the company is actively involved in investing, developing, and constructing across various asset classes as part of its long-term strategy in Ontario. With over 75 years of experience, Broccolini has established itself as a leading integrated real estate provider, delivering end-to-end solutions in investment, development, construction, and property management across Canada, particularly in Quebec and Ontario.
