On November 4, 2025, a significant panel discussion during the Rendez-vous de l’Habitation, organized by the Société d’habitation du Québec, featured prominent figures in the housing sector, including Adam Martelli, Vice President of Residential Real Estate Development at Broccolini, and Yann Omer-Kassin, Development Coordinator at Bâtir son Quartier. The event highlighted a pioneering collaboration between private developers and community organizations focused on the Triangle Nord Pointe-Saint-Charles project, which is pivotal to the ongoing redevelopment of the Bridge–Bonaventure district, a former industrial area in the Sud-Ouest of Montréal.The Triangle Nord Pointe-Saint-Charles initiative is set to transform a large site located at the intersection of Bridge, Wellington, and Saint-Patrick streets, where two twin towers will be constructed. This development will provide nearly 800 rental units, including 376 affordable, non-market apartments, significantly contributing to the area’s housing supply.
The project’s inception can be traced back to 2022, when the City of Montréal initiated the Chantier Montréal Abordable, aimed at reimagining the production of affordable housing. Co-chaired by Édith Cyr, Roger Plamondon (the outgoing President of Broccolini), and Mayor Benoit Dorais, this initiative convened various stakeholders to foster collaboration and develop a shared vision for housing solutions. Édith Cyr remarked on the importance of trust established between Broccolini and Bâtir son Quartier, noting a mutual commitment to house more families swiftly and affordably without sacrificing quality.
The collaboration was further enriched by the involvement of Point Commun, a non-profit organization that plays a crucial role in community engagement. Adam Martelli emphasized the importance of transparency in their partnership, stating, “We began by acknowledging our respective strengths and limitations.” Broccolini’s expertise in design-build execution and project management complements Bâtir son Quartier’s deep knowledge of public programs and community needs. This open-book collaboration facilitated a seamless flow of information, allowing the partners to navigate budgetary constraints effectively and maintain project momentum.
With an estimated cost of approximately $130 million, the Triangle Nord Pointe-Saint-Charles project leverages a blend of federal, provincial, and municipal funding, along with institutional loans, to create a financially sustainable development model. The project aims to optimize the number of affordable housing units per public dollar spent, achieving an average cost of $100,000 per affordable unit through efficient design and shared infrastructure. Construction of the non-market housing component is anticipated to commence in summer 2026, with project completion expected by fall 2028.
Beyond its immediate goals, the panel discussion also showcased a governance and transparency model that could serve as a template for future partnerships in the housing sector. Martelli concluded, “Every public dollar can go further when stakeholders share their information and objectives from the outset.” The Triangle Nord Pointe-Saint-Charles project exemplifies how collaborative efforts can redefine the approach to affordable housing, fostering a more inclusive urban environment that prioritizes results and community welfare over mere recognition. This initiative stands not just as a construction project, but as an innovative laboratory for social and real estate advancements, driving the vision of a more equitable city.
